Job Title:

Building and Grounds Supervisor

Physical Location:

 Salem Campus - Salem, OH

Salary:

 $18.80/hour 

Basic Function:

Functions as a working supervisor over custodial, groundskeeping and maintenance activities at a Regional Campus; performs maintenance and groundskeeping functions. Reports to designated administrative supervisor.

Examples of Duties:

Duties/essential functions may include, but not be limited to, the following: 

Supervises Custodial Workers, Groundskeepers, Maintenance Repair Workers and other classified, temporary or student employees assigned to the maintenance and cleaning of buildings, grounds and equipment of a Regional Campus; has authority and responsibility to exercise independent judgment in:

- Planning and directing the work activities of employees; assigning and monitoring work duties and responsibilities; establishing and modifying work methods, schedules, and priorities.

- Interviewing job applicants and conducting performance evaluations of classified employees.

- Recommending formal personnel actions (e.g., hiring, termination, promotion, discipline, layoff/recall) for assigned employees and initiating appropriate action to implement recommendations.

- Communicating and enforcing policies and procedures; resolving problems; addressing employee concerns and complaints and adjusting grievances.

- Monitoring and maintaining records of employees' work hours, overtime/compensatory time, sick leave, vacation, performance, and related information; authorizing time worked and recommending the approval/disapproval of leave requests.

- Ensuring appropriate training of staff; identifying training needs; developing and implementing training activities.

Performs skilled maintenance functions (e.g., plumbing, electrical, carpentry, etc.)

Performs exterior groundskeeping duties (e.g., cuts grass, cleans sidewalks, removes snow and ice from walks, driveways, parking lots).
Estimates materials and costs for projects; inspects completed work; maintains detailed written records of repairs and maintenance tasks performed and materials used.

Maintains inventory of supplies and equipment; orders materials and supplies.

May perform interior custodial duties (e.g., mops, sweeps, waxes floors, etc.).

Performs related duties as required.

Minimum Qualifications:

High school diploma or equivalent. A minimum of two years experience in a crafts area or building maintenance, to include one year supervisory experience.

License/Certification:

Valid driver's license with safe driving record.

Knowledge Of:

Inventory control
Building and safety codes
Mechanical systems
Electrical wiring, plumbing, carpentry, painting, etc.
Custodial operations
Safety practices

Skill In:

Interpersonal communication to effectively interact with University personnel and public in person and over the telephone (e.g., to transmit work directives, to order supplies from vendors)
Written communication (e.g., to compose correspondence, reports, etc.)
Use of hand and power tools
Operation of building and groundskeeping equipment

Ability To:

Supervise, interview, evaluate, discipline, and train employees
Plan and direct work activities, to manage time effectively, and set priorities
Resolve problems independently and make decisions
Prepare time and material estimates
Maintain accurate records
Understand system of mechanical procedures (e.g., wiring, plumbing, heating, carpentry, etc.)
Read and comprehend a variety of written materials
Interpret and apply blueprints and schematic diagrams
Demonstrate mechanical aptitude to include building and groundskeeping equipment maintenance and repair
Demonstrate physical dexterity and lift 100 pounds
Work in high places, tunnels, and crawl spaces
Perform basic mathematics (e.g., add, subtract, multiply, and divide whole numbers, fractions, and decimals, and to calculate percentages)

Working Conditions / Physical Requirements:

Exposed to dirt, odors, variable temperatures and weather conditions, loud equipment noise, heights, and potentially dangerous equipment (e.g., hand and power tools); requires moderate physical effort to include frequent lifting of 50 pounds, occasional lifting of up to 100 pounds (e.g., unloading trucks, moving furniture), frequent walking and standing, climbing ladders, bending and assuming awkward positions for extended periods of time; may work varied hours and shifts to include evenings, weekends, and holidays; requires on- and off-campus travel.
